This moisture detector is constructed from fabric stretched between brass support which also serve as contacts. The conductance of the wet fabric pulls against a 100k resistor to ground.

This sensor is in the crawl space underneath my daylight basement. It is exposed to the outside through a half dozen ground level vents.

This unit is placed outside the basement window at the end of a steel tube that holds the sensor several feet away from the house.
